Best Real Estate Coaching Programs for Chicago Agents (2026): TRACK+ vs Tom Ferry vs Buffini vs Ninja Selling
You're running a business of one. Nobody sees your Tuesday, nobody counts your calls, and when a slow month shows up there's no coworker who notices. So you Google "best real estate coaching program Chicago" and the top result is a Tom Ferry landing page that mentions Wrigley Field and never names a price. Every other page on that results list is a coach ranking coaches, or a software vendor with a list of 32 names. This page is different in one way: it puts the actual 2026 prices, contract terms, formats, and Chicago availability of the major programs side by side, including the one I sell, and tells you who each one is built for. It's written by D.J. Paris, who runs a Chicago brokerage and has interviewed more than 700 top-producing agents on the Keeping It Real podcast asking what coaching actually did for them.
- Quick answer: Tom Ferry is the strongest choice for an agent who wants private coaching with a national brand behind it and can commit to a 12-month contract. Buffini & Company is the strongest choice for a referral-based business with a month-to-month agreement. Ninja Selling is a 4-day system installation, not ongoing coaching, and works best inside a brokerage that keeps it alive. TRACK+ is a 12-week cohort with a live weekly call and a scoreboard your peers can see, free for Kale Realty agents and a small one-time fee for everyone else.
- The real fork is cohort vs subscription. TRACK+, Buffini's Pathway to Mastery, KW's BOLD, and Ninja 90 have a start date and an end date. Tom Ferry, Mike Ferry, Buffini One2One, and Icenhower bill monthly until you cancel, and two of those make you pay out the full year if you leave early.
- Annual cost runs from $0 to $14,488 across the programs on this page. The gap between the cheapest and most expensive is bigger than most Chicago agents' first-year commission.
- Chicago has almost no open-enrollment coaching. Every serious in-house program in the city (Baird & Warner, Dream Town, Jameson Sotheby's, @properties) requires you to join that brokerage first. TRACK+ is the one 12-week program in Chicago you can take without switching.
- Accountability is the product. Not the videos. Every program on this list has good content. The ones that work are the ones where somebody sees your number every week.

Who wrote this and what I'm selling
I'm the president of sales and marketing at Kale Realty, a flat-fee brokerage in Logan Square. Kale licenses TRACK+ from The Locker Room and is their exclusive brokerage partner for Chicagoland. Kale agents get TRACK+ free. I also sell TRACK+ seats to agents at other brokerages. So I have an interest in one of the four programs below, and you should read every sentence about it with that in mind.
Here's why I wrote the comparison anyway. I've spent years asking top producers what their coaching did for them, and the honest answers almost never match the sales pages. Agents at Tom Ferry told me the calls were great and the contract was brutal. Agents who did Ninja told me it changed how they think and then evaporated in about a quarter because nobody at their office kept it going. Buffini people are the most loyal and the most likely to admit it took a year to see money. Nobody else has put those things next to real prices for a Chicago agent, so I did.
Every price on this page came from the program's own website on September 8, 2026, unless I say it came from somewhere else. Where a company hides its pricing, I say so, and I tell you which third party reported the number.
Cohort or subscription: the choice before all other choices
Most "best real estate coaching" lists treat a four-day workshop, a twelve-week course, and an open-ended monthly coaching contract as the same kind of thing. They're not, and the difference matters more than which guru's name is on the door.
A cohort program has a start date, an end date, a curriculum, and a group of agents going through it at the same time. You know what week seven is for before you pay. Examples: TRACK+ (12 weeks), Buffini's Pathway to Mastery Essentials (8 weeks), Keller Williams' BOLD (6 weeks), Tom Ferry's Fast Track (12 weeks), Ninja 90 (12 weekly calls after an Installation), Glover U's live tracks (16 weeks).
A subscription program pairs you with a coach for private calls that continue until one of you stops. Examples: Tom Ferry Core and Elite, Mike Ferry One on One, Buffini One2One, Icenhower, Club Wealth, Workman, Steve Shull. Some are month-to-month. Some lock you into a year and charge the balance if you leave.
Neither is better. A subscription gives you a person who knows your specific deals. A cohort gives you a room of people doing the same work the same week, which is the thing a solo agent is missing and the thing a private coach can't provide. The trap is buying a subscription when what you needed was a room, or buying a workshop when what you needed was somebody calling you every Thursday.
One more distinction. Brokerage-run programs (Baird & Warner's BW Achieve, Dream Town's First Year Club, Jameson's Take Flight) are excellent and free, and you can't have them unless you hang your license there. I'll come back to that, because it's the reason Chicago has so little coaching an agent can buy without switching brokerages.

Three things jump out. Only TRACK+ and Pathway to Mastery are cohorts you can buy as an individual agent. Only Buffini and TRACK+ let you walk away without owing a year. And Ninja, the program with the most devoted fans in Chicago, has the least accountability built into it unless your brokerage does the work.
TRACK+ (The Locker Room via Kale Realty)
I'll start with mine so you can calibrate the rest.
What it is. T.R.A.C.K. stands for Taking Relentless Action through Commitment and Knowledge. It's Jake Dixon's twelve-week program from The Locker Room, and brokerages across the country run it for their agents. The curriculum runs in three phases. Launch (weeks 1 to 4) covers the "5 to 25 Challenge," your lead generation strategy, time management, scripts and role play, and social media. Accelerate (weeks 5 to 8) covers getting the listing, working with buyers, open houses, and follow-up. Achieve (weeks 9 to 12) covers running your business like a business, becoming the agent you want to attract, studying your market, and consistency. Each week has an on-demand training video, workbook pages, a checklist, and a planner with the time blocking already laid out.
What Kale adds. The Locker Room sells TRACK+ to brokerages as an on-demand course. On its own it's a good course, and on its own it has the same problem every course has, which is that you'll watch a third of it. Kale's version adds two things. First, a live weekly one-hour group call with a coach who looks at your numbers and brings the script for whichever one is broken. Every session is recorded. Second, a shared scoreboard. Every Friday you fill in thirteen boxes: conversations, coffees, notes, script practice days, appointments held, agreements signed, listings taken, closings, volume. Your cohort sees your boxes. You see theirs.
The daily ask. Four conversations and two handwritten notes every weekday, one coffee or lunch a week with someone who can refer you, and three ten-minute script practices. That's the whole floor. It sounds almost insulting. It's also what nobody does for twelve straight weeks by themselves, which is the point of the room.
What our spring cohort's numbers said. Our internal TRACK+ tracking report (Kale Realty, generated August 2026) put the group's ratios at roughly 13 conversations per appointment held, and roughly 40 conversations per new listing or signed buyer. About one in three appointments turned into a signed client. Two out of three said no, for twelve weeks, and the agents still came out ahead because they knew what a deal cost them in conversations. That's the whole product: a price tag on a closing.
Price. Free for every Kale Realty agent, included in the $54 monthly fee. For agents at any other brokerage, a one-time fee of [TRACK+ FEE]. If you join Kale at any point afterward, we refund it. The Locker Room lists TRACK+ at a $497 per-agent value when it sells the course to brokerages, for reference.
Who it's for. Actively producing agents at any brokerage who want structure, a room, and somebody counting. Agents in their first two years who know the list and can't stay on it alone. Referral-only veterans who know how fragile that is. The agent having a good year who can't explain why.
Who it's not for, honestly. Anyone who wants leads (nothing is handed to you). Anyone who wants a private coach on the phone every week (this is a group call, not a 1:1). Anyone who wants to binge the videos over a weekend (the videos are maybe 20 percent of it). Anyone who genuinely prefers working alone. And if you want a coach who has personally sold 500 homes in Lincoln Park, that's a different purchase.
The catch you should know. This is a small program at a small brokerage, not a national machine with 300 coaches. A cohort might be eight people. If you need the scale and event calendar of a Tom Ferry, we're not that. What we are is the only twelve-week program in Chicago you can take without changing your business card, and nobody from Kale will call you about switching while you're in it.
Tom Ferry coaching
What it is. The biggest brand in real estate coaching, based in California, built on prospecting discipline, marketing, and accountability. The public tiers on tomferry.com as of September 8, 2026: PIVOT training membership at $149 a month (weekly group training, no private coaching), Core at $749 a month or $8,388 a year (24 private 30-minute sessions per year, two a month), Elite at $1,299 a month or $14,488 a year (48 sessions, weekly, plus the Revii activity-tracking platform and a Success Summit ticket), and Team Growth at $2,999 a month. Tom Ferry's own site says Core is "ideal for agents with fewer than 5 years in the business" and Elite is for agents with four-plus years and at least 15 transactions or $150,000 in GCI.
Cohort options. Fast Track is a 12-week new-agent course (12 live group Zooms plus 40 videos) and Prospecting Bootcamp is 7 weeks. Neither shows a price on its page; HousingWire's August 2026 roundup put both at $999.
The contract. This is the part agents tell me about after the fact. Tom Ferry's published terms are a 12-month commitment with a three-business-day rescission window. Cancel early and the entire remaining balance is due immediately. The membership auto-renews for another year at the original price unless you give 90 days notice. There's a money-back guarantee, and reading the conditions is instructive: attend every session with proof, attend Summit in person plus one more event, implement three lead-gen systems, track your metrics every two weeks, stay current on payments, and generate twice your membership cost in new GCI. That's a guarantee designed to be hard to collect.
Reputation. Tom Ferry International holds an A+ rating with the Better Business Bureau and, on the same profile, 22 complaints in the last three years with six marked resolved. The recurring themes are billing after attempted cancellation and coach mismatch. On the other side, agents who go all in on the events and the weekly cadence are some of the most fired-up producers I've interviewed. The system works when you work it. The complaints come from people who wanted out.
Chicago. There is no Tom Ferry office in Chicago and no 2026 Chicago tour stop. The "Tom Ferry Chicago" page that ranks first on Google is a template with no local coaches on it. Your coach will be wherever they are, by phone or Zoom. The 2027 Success Summit is August 24 to 26 in Anaheim.
Who it's for. Agents doing 15-plus deals who want a private coach every week, a national community, and a big annual event, and who can carry $8,400 to $14,500 a year without flinching. Team leaders. Agents who respond to intensity.
Buffini & Company
What it is. Brian Buffini's "Work by Referral" system. Rank your database A-plus to D, send monthly items of value, write personal notes, do pop-bys, and ask "oh, by the way, who do you know" until the referrals come. It's the least flashy system in the industry and the one with the most agents still using it twenty years later.
Tiers and pricing (buffini.com, September 8, 2026). Referral Maker CORE CRM is $99 a month or $999 a year. Referral Maker PRO adds the monthly marketing kit at $149 a month. One2One Coaching is $549 a month or $5,870 a year and includes two private calls a month with a certified coach, the PRO kit, the CRM, and the Pathway to Mastery Essentials course. Leadership Coaching for broker-owners and team leads is $1,499 a month. There's a $395 activation fee on monthly plans, waived when they're running a promotion, which is often.
Cohort options. 100 Days to Greatness is a $495 new-agent launch course. Pathway to Mastery Essentials is an 8-week fundamentals course at $395 (free with PRO or coaching). Pathway to Mastery Advanced is another 8 modules at $395. If you remember Peak Producers, the 12-week course Baird & Warner used to run in-house, it's gone; the URL now redirects to Pathway to Mastery. Both courses are delivered either on demand or in a classroom by a Buffini Certified Mentor, which is a $495 certification a broker or manager buys to run the classes in their office.
The contract. Month-to-month with 30 days written notice, effective at the end of the month. Annual prepays get pro-rated refunds. Of the big national programs, this is the friendliest exit by a wide margin.
The honest limit. Work by Referral is slow on purpose. If you need a closing in the next 60 days, mailers and pop-bys won't get you one. The other consistent criticism, and I've heard it from Buffini loyalists, is that the program is printed-kit and phone-call oriented and hasn't kept pace on video, social, or AI. Buffini's CRM reviews (crm.org, January 2026) echo that: solid daily plan, manual data entry, thin integrations.
Chicago. No Buffini events in Chicago in 2026 (Leadership Conference is Dallas in October, Peak Experience is Scottsdale in May 2027). Buffini reaches Chicago through Certified Mentors inside brokerages and through RE/MAX offices. If a Chicago brokerage is running Pathway to Mastery in a classroom, that's the way to get the cohort experience; otherwise you're doing it on demand, alone.
Who it's for. Agents who have a real sphere and want to farm it for a decade. Agents who'd rather send a note than make a cold call. Agents who want a private coach at roughly two-thirds the cost of Tom Ferry Core and want to be able to leave.
Ninja Selling
What it is. Larry Kendall's system out of Fort Collins, Colorado, taught since 1994 and written up in the 2017 book. The core is the "Ninja Nine": daily gratitude and affirmations, time blocking, two personal notes a day, a hot list and a warm list; weekly, 50 live conversations, real estate reviews for your database, calls using FORD (family, occupation, recreation, dreams), and matching buyers to sellers. The philosophy is attract rather than chase. Agents who love it are devoted to it. Sotheby's affiliates, Allen Tate, ReeceNichols, and a lot of the relationship-first brokerages have built their culture on it.
Formats. The Ninja Installation is a four-day immersive workshop, in person or virtual, usually hosted by a brokerage for its own agents and sometimes open enrollment in bigger cities. Ninja Coaching is two private hour-long calls a month plus a community, priced by phone. Ninja 90 is twelve weekly one-hour Zooms for Installation graduates, price not published. Ninja You is a streaming membership at $19.99 a month.
Pricing, with a caveat. Ninja's website blocks automated price checks, so every Installation number here is third-party. Brokerage-hosted Installations have been reported at $650 to $850 for the four days including meals, and one 2026 comparison guide (Jamil Academy, August 2026) listed open enrollment at $1,195. Treat the range as real and the exact number as "ask the host."
The accountability gap. This is the thing to understand about Ninja before you spend four days on it. The Installation is an event. Nothing in it calls you on week six. The system assumes your office runs a weekly Ninja meeting and that you'll self-execute nine daily and weekly habits without anyone checking. Agents at brokerages that do that (Jameson Sotheby's brings Ninja in annually; Baird & Warner runs an internal Installation program) get a lot out of it. Agents who fly to an Installation alone tend to tell me the same story: great four days, back to normal by Thanksgiving.
Chicago. Ninja is more present in Chicago than Ferry or Buffini, but almost entirely inside brokerages. Baird & Warner has an internal Ninja Installation site for its agents. Jameson Sotheby's makes it available through the Sotheby's network. A private Installation ran September 1 to 3, 2026 in Downers Grove. I couldn't find an open-enrollment Chicago date for 2026. If you're not at a Ninja brokerage, your realistic path is a virtual Installation plus the $19.99 streaming tier, and then you're on your own for the habits.
Who it's for. Relationship-driven agents who hate prospecting scripts and want a philosophy as much as a playbook. Agents at a brokerage that already runs Ninja weekly. Not for an agent who needs someone to count their calls, unless they add coaching.
The other national names, briefly
You'll run into these in every roundup. Prices are official unless noted, checked September 2026.
Mike Ferry Organization. One on One at $750 a month, Premier at $1,250, both 12-month commitments with 40 thirty-minute calls a year. Script-heavy, cold-call-first, and the most restrictive contract of anyone on this page. ConsumerAffairs and ComplaintsBoard carry serious collections complaints, which the company answers by pointing to its medical and disaster holds.
Keller Williams MAPS and BOLD. BOLD is a 6-week, $799 in-person cohort with gamified points and "fouls" for missed assignments, and it's a genuinely good cohort. The eligibility line reads "KW agents, KW recruits, KW leaders," so in practice you take it by joining KW or by being recruited. MAPS 1:1 pricing isn't published. Illinois has BOLD sessions; the locations page didn't render for me, so call MAPS to find the next Chicago-area one.
Tim & Julie Harris. Premier at $997 a year (daily semi-private group calls, no 1:1), Premier Plus at $599 a month, Premier 1:1 at $1,297 a month, all with a six-month commitment. Cheapest entry to a daily structure in the industry. Ripoff Report carries billing and cancellation complaints; the BBB profile shows an A+ and one "run" review. Third-party guides still list older $197 a month pricing, so verify at checkout.
Icenhower Coaching (ICC). Weekly 30-minute private calls, systems-heavy, well regarded by team leaders. Pricing is not published; 2026 estimates put solo 1:1 around $1,000 a month. Overkill for a brand-new agent.
Club Wealth. Seven production-based tiers, group coaching around $97 a month and 1:1 reported at $847 to roughly $3,100 a month (third-party). Team-building focus; "no contracts" per their site.
Workman Success Systems. Systems and team coaching, reported at $800-plus a month for two calls (third-party); no public pricing.
Glover U. Jeff Glover's six 16-week live Zoom tracks (listing, luxury, prospecting, systems, team building, marketing/AI) at $449 a month during the program, capped enrollment, twice a year. The clearest cohort product among the big names outside TRACK+ and BOLD. 1:1 is $750 a month.
Steve Shull / Performance Coaching. Private weekly coaching at $2,500 a month, Performance Six daily group at $600 a month, plus a 15-session live role-play Lab. Co-author of "The Full Fee Agent" with Chris Voss. Built for experienced and luxury agents who want to run a repeat-and-referral business and never negotiate their fee again.
Ricky Carruth / Zero to Diamond. The free tier is real: 90-day plan, scripts, CRM, live calls, no monthly fee, 100 spots a quarter. The funnel ends in Diamond+, a paid six-month program with no published price. Good starting point for a broke new agent; no personal accountability on the free tier.
Sell It (Ryan Serhant). Platform at $89 a month, a 6-week Growth Accelerator group at $499, and 1:1 tiers at $999 to $1,499 a month. Strong on brand and video, lighter on the daily prospecting grind.
Krista Mashore. A $47.99 three-day summit that funnels into a video-marketing coaching program reported at $23,000 to $30,000 (Birdeye reviews and interviews; no published price). Reviews are polarized. Know the real number before you attend the cheap event.
Jared James Academy. $99 a month or $1,097 a year, no contract, two live trainings a month, heavy on AI and social. A budget option with no accountability layer.
Kevin Ward / YesMasters. Mastery coaching at $297 a month (weekly live call, no 1:1) and a 6-week Real Estate Vortex course at $2,997 (third-party pricing). Scripts and conversion.
What actually exists in Chicago
This is the section the Google results don't have. When a Chicago agent searches for local coaching, here's the real inventory.
Chicago Association of REALTORS. The CAR Foundation's REALTOR ELITE Mentorship pairs agents with zero to two years of experience with five-plus-year coaches, up to six mentees per coach, twice a month from January to June. Miss two sessions and you're out. The 2026 cohort is closed; 2027 applications open this fall. CAR's school otherwise sells licensing, continuing education, designations, and MLS training, plus seven free self-paced business courses for members. Nothing there is a coaching cohort with a scoreboard.
Brokerage in-house programs. Dream Town runs a 12-week First Year Club with weekly classes and field shadowing, plus peer Growth Groups and free 1:1 coaching. Baird & Warner runs BW Achieve (eight modules in your first weeks) plus Accelerate, Ascend, and its internal Ninja Installation. Jameson Sotheby's runs Take Flight, Jim Miller's seven-module program with more than 90 graduates since 2024. @properties Christie's runs proprietary coaching under its education team. Keller Williams runs Ignite and BOLD. Coldwell Banker runs CBU and AMP. Every one of these is good. Every one of these requires you to hang your license there. That's not a criticism; it's how brokerages recruit. It just means "Chicago coaching program" mostly translates to "Chicago brokerage."
Independent Chicago coaches. Michael Opyd, who owns RE/MAX NEXT, coaches performance and execution for agents (and, full disclosure, co-hosts a monthly coaching segment with me on Keeping It Real). Marki Lemons-Ryhal runs the 6N12 Realpreneur membership at $149 a month with a monthly masterclass and group coaching, with a strong social media and AI bent. Chicago Agent Magazine's August 2026 cover story on whether you need a coach quoted Jim Miller's line that bad coaching is "cheerleading" without accountability, which is the right frame, and named no prices and no programs.
What that leaves. If you're a producing Chicago agent who isn't going to switch brokerages, your open-enrollment options are a national subscription by phone (Tom Ferry, Mike Ferry, Buffini, Shull), a virtual Ninja Installation you'll have to sustain yourself, an online membership, or TRACK+. I'm obviously biased about which of those is the best fit. I'm not making up the inventory.
What a year of coaching costs, in closings
Dollars are abstract. Closings aren't. Take a $400,000 Chicago sale at a 2.5 percent side, which is $10,000 in gross commission. Here's how many of those each program eats before it has helped you at all.

Two ways to read that table. If you're doing 30 deals a year, Tom Ferry Elite costs you a deal and a half and you might not notice. If you're doing eight, it's a fifth of your income, and the contract means you can't stop if it isn't working. The right question isn't "is coaching worth it." It's "does this specific program get me one more closing than I'd have gotten alone, and what happens if it doesn't."

Choose Tom Ferry if
- You're closing 15 or more deals and want a private coach on the phone every week.
- You want the biggest events and the biggest community in the industry.
- You respond to intensity and a national brand behind the accountability.
- You can carry $8,400 to $14,500 a year and you've read the 12-month terms.
Choose Buffini if
- You have a real sphere and want to farm it for the next decade.
- You'd rather write notes and drop off pop-bys than run cold-call scripts.
- You want private coaching with a month-to-month exit.
- You can wait; referral businesses build slowly by design.

- You can already name where your next three deals are coming from and the week they'll close.
- You won't do the activity. No coach fixes that; they just bill you while you don't.
- You're about to sign a 12-month contract to feel productive. Buy a cohort first.
Seven questions to ask before you pay any coach
- Is this a cohort or a subscription? When does it end, and what happens the week after?
- What's the contract length, and what do I owe if I stop early? Get the answer in writing. Two of the biggest names charge the full balance.
- What are the conditions on the guarantee? Read them before you count on it.
- Who is my actual coach, and what did they sell last year? The name on the building isn't the person on your call.
- What number do you track every week, and who sees it? If the answer is "you track it yourself," that's a course, not coaching.
- What is this program not for? A coach who can't answer that is selling to everyone.
- Do I have to change brokerages to get this? In Chicago, the answer is usually yes. Ask anyway.

It depends on what you're missing. For weekly private coaching with a national brand, Tom Ferry (Core $749 a month, Elite $1,299 a month, 12-month contract). For a referral-based business with a month-to-month agreement, Buffini One2One ($549 a month). For a relationship-first system your brokerage keeps alive, Ninja Selling (4-day Installation, roughly $650 to $1,195). For a 12-week cohort with a live weekly call and a shared scoreboard that you can take without switching brokerages, TRACK+ through Kale Realty (free for Kale agents, small one-time fee for others, refunded if you later join Kale). Chicago has no other open-enrollment multi-week coaching cohort; the strong local programs at Baird & Warner, Dream Town, and Jameson Sotheby's are for their own agents.
How much does real estate coaching cost in 2026?
From $0 to about $30,000 a year. One-time cohorts and workshops run $395 (Buffini Pathway to Mastery Essentials) to $1,195 (Ninja Installation, open enrollment, reported). Subscriptions run $549 a month (Buffini One2One) to $749 (Tom Ferry Core), $750 (Mike Ferry), $1,299 (Tom Ferry Elite), and $2,500 (Steve Shull private). TRACK+ is free for Kale Realty agents and a small one-time fee for agents at other brokerages. Prices checked September 2026 on each company's site; several companies (Ninja Coaching, Icenhower, Workman, Club Wealth 1:1, Krista Mashore) don't publish pricing.
What is TRACK+ and who can take it?
TRACK+ is The Locker Room's 12-week agent productivity program (Launch, Accelerate, Achieve phases covering lead generation, time management, scripts, social media, listings, buyers, open houses, follow-up, and business systems). Kale Realty runs it as a cohort with a live weekly one-hour coaching call, recorded, and a shared 13-line weekly scoreboard the cohort can see. Any licensed agent at any brokerage can enroll. Kale agents take it free. Agents at other brokerages pay a small one-time fee that Kale refunds if they join Kale at any later date. Nobody from Kale contacts participants about switching brokerages during the program.
Is TRACK+ a recruiting pitch for Kale Realty?
No. Agents at other brokerages keep their broker, their brand, their sign, and their team, and nobody from Kale calls them about switching. The refund-if-you-join policy exists so that an agent who later chooses Kale on their own hasn't paid twice. The cohort deliberately mixes Kale and non-Kale agents because outside feedback is more useful than feedback from the desk next to you.
How much does Tom Ferry coaching cost and what's the contract?
As of September 2026: PIVOT $149 a month (group training only), Core $749 a month or $8,388 a year (24 private sessions), Elite $1,299 a month or $14,488 a year (48 sessions plus the Revii tracking platform and a Summit ticket), Team Growth $2,999 a month. Tom Ferry's published terms are a 12-month commitment; early cancellation makes the remaining balance due, and the membership auto-renews unless you give 90 days notice. The money-back guarantee requires attending every session, attending Summit plus another event, implementing three lead-gen systems, tracking metrics every two weeks, and doubling the membership cost in new GCI.
How much does Buffini coaching cost?
As of September 2026: Referral Maker CORE $99 a month, Referral Maker PRO $149 a month, One2One Coaching $549 a month or $5,870 a year (two private calls a month, marketing kit, CRM, Pathway to Mastery Essentials included), Leadership Coaching $1,499 a month. Courses: 100 Days to Greatness $495, Pathway to Mastery Essentials $395, Advanced $395. Memberships are month-to-month with 30 days written notice.
How much does a Ninja Selling Installation cost?
Ninja's website doesn't allow automated price checks, so these are third-party figures. Brokerage-hosted Installations have been reported at $650 to $850 for the four days; one August 2026 comparison guide listed open enrollment at $1,195. Ninja You streaming is $19.99 a month. Ninja Coaching (two private calls a month) is priced by phone. Ninja 90, the 12-week follow-up for graduates, has no published price.
Tom Ferry vs Buffini: what's the real difference?
Method and contract. Tom Ferry coaches prospecting, marketing, and activity accountability with a weekly or twice-monthly private call and a 12-month commitment. Buffini coaches a referral-only "Work by Referral" system with twice-monthly private calls, a printed marketing kit, and a month-to-month agreement. Ferry is faster and more intense; Buffini is slower and stickier. Ferry Core costs $8,388 a year; Buffini One2One costs $5,870 a year. Agents who want to build a business on their existing sphere lean Buffini; agents who want to add new lead sources and push volume lean Ferry.
Ninja Selling vs Buffini: which is better for a relationship-based business?
They're cousins. Both are database-first, both replace cold calling with personal notes and real conversations. Buffini is a subscription with a coach and a monthly mailing system; Ninja is a four-day Installation that teaches nine daily and weekly habits and then leaves execution to you and your office. If you want someone calling you twice a month, Buffini. If you want a philosophy and your brokerage runs weekly Ninja meetings, Ninja. If you want neither ongoing cost nor self-policing, a cohort with a shared scoreboard like TRACK+ sits between them.
Is real estate coaching worth it?
Only if two things are true: the program includes someone who sees your activity every week, and you'll actually do the activity. Content alone almost never changes production; every program on this page has good content. On a $400,000 Chicago sale at a 2.5 percent side ($10,000 gross), a year of Tom Ferry Elite costs about a deal and a half, Buffini One2One about two-thirds of a deal, and a cohort like TRACK+ or a Ninja Installation less than one. The question to ask is whether the specific program gets you one more closing than you'd have gotten alone, and what you owe if it doesn't.
Are there any real estate coaching programs in Chicago that don't require switching brokerages?
Very few. Baird & Warner (BW Achieve, Ninja), Dream Town (First Year Club), Jameson Sotheby's (Take Flight), @properties, Keller Williams (BOLD), and Coldwell Banker (CBU) all run strong programs for their own agents only. Open to anyone: the CAR Foundation's REALTOR ELITE Mentorship (agents with 0 to 2 years, six months, applications each fall), Marki Lemons-Ryhal's 6N12 membership ($149 a month), independent coaches such as Michael Opyd, national subscriptions by phone, and TRACK+ through Kale Realty, which is the only 12-week cohort in Chicago open to agents at any brokerage.
What's the difference between a coaching cohort and a coaching subscription?
A cohort has a start date, an end date, a fixed curriculum, and a group going through it together (TRACK+, BOLD, Pathway to Mastery, Glover U's 16-week tracks, Ninja 90). A subscription pairs you with a coach for ongoing calls until you cancel (Tom Ferry, Mike Ferry, Buffini One2One, Icenhower, Club Wealth, Shull). Cohorts are cheaper and give you peers; subscriptions give you a person who knows your deals. Read the exit terms on any subscription before signing; Tom Ferry and Mike Ferry are 12-month commitments, Buffini is month-to-month.
Can a new agent do TRACK+?
Yes. The daily activity (four conversations, two handwritten notes, a weekly coffee, script practice) is identical for a first-year agent and a fifteen-year veteran. The difference is knowing what to say, and the scripts come with the program. TRACK+ isn't a licensing course and it doesn't hand you leads; it's for agents who are licensed and ready to prospect.
Does TRACK+ include leads?
No. Nothing is handed to you. TRACK+ is what you build so you can stop renting leads from a portal. If you want leads provided, none of the four main programs on this page do that either; you'd be looking at a brokerage like Redfin or a lead-generation vendor.
